A roof is an essential part of any home. It is built to last, offering protection for anywhere from 20 to 50 years, if not more, depending on the roofing material and design used. However, there are many conditions, both natural and man-made, that can affect how long a roof will last. I cannot stress enough how important it is for a roof to be regularly checked but my only concern is that not everyone has the time, knowledge, or skill to carry out the task. The best way to go about a roof check is to hire a professional as roofing contractors have the skill necessary to not only do an inspection properly but to accomplish it safely as well.
How of often should roofs be checked?
To adhere to warranty terms and conditions, it is advisable that you have your roof checked at least twice a year.
When is the best time to perform a roof check?
It is always a good time to have your roof checked once before the start of the season with the most unforgiving weather that affects your area. For instance, northern states typically experience harsher winters. If your area is particularly prone to beatings from the cold weather then, you should schedule a roof check before the winter months set in. For those in areas with more unrelenting summers, you can make sure your roof can take the heat by getting it checked towards the end of spring or before June starts. The second time to check your roof is right after the end of the season to assess and repair any possible damages sustained during the season.
The most common signs of roof damage to watch for include:
- Leaks, which when extensive enough can also show as cracks in the wall
- Water stains on ceilings
- Loose, missing, curling, or damaged tiles and shingles
- Damaged flashing
- Scrapes, punctures, and tears in the membrane
Do you really need a roof check?
I have encountered a number of customers who think a warranty is enough to cover damages on their roofs. It’s true that damage incurred within the warranty period will be covered but this also depends on the kind of damage we are talking about. Manufacturers and roofing contractors may enforce their own terms and conditions but, typically, damage is covered under warranty if a roof fails even though it has been properly maintained as this means the problem was in the material itself and the installation.
Why you shouldn’t delay
If you’ve never had your roof checked, consider scheduling one at the soonest time possible. Roofs are indeed built to last and it’s a good thing that you trust your roof to keep protecting you and your home, but it’s also better to have your bases covered. Getting an inspection doesn’t necessarily mean that your roof is in trouble but it will let you spot problems while they are small, allowing you to take action before they worsen. Remember that the smaller a problem is, the easier and cheaper it will be to fix.
